@David BeckleyYep none of them resulted in a lead, I do have a script that I use, its the same one that Michael Quarles uses in his daily deals podcast. And I took every call live. 

@Aaron Mazzrillothank you for the blunt response! I appreciate it. I'm done with these post cards and will not be re-ordering them. Thats an awesome point about anyone that has one rental house, I should try to focus on other things that I can do for them other then just "Buying houses cash" Ill definitely think about this some more and I really appreciate the response! Thanks.

@Zach KiddThank you that helps a lot! I've been doing more driving for dollars, the past few days I would just get off the highway in a random spot and start driving around, sent out 38 on a couple days ago, and have another 27 that will go out Monday. I will continue to do driving for dollars and look into getting more targeted lists. 

That Warren Buffet quote is awesome, I have big goals that Im going to achieve in a fairly short period of time so I get anxious when I don't see results right away, but I will stay persistent and keep marketing and putting myself out there, bound to pay off sooner or later.

@Brie Schmidt Thanks Ill be trying typed letters for the Colorado list and yellow letters for the Illinois list.

@Shawn M. The reason that I went down to 25% equity is twofold, because most people are going for 50% or higher, and so I might be hitting people that aren't getting mail from other investors, and I think 25% equity is enough to make a deal work. Im not looking to only assign contracts, I'm also looking for subject to deals and things of that nature, which I think can make sense if they have over 25% equity.

@Dale Iurillo Thank you I didnt think of that, the one guy that wanted retail in Illinois has a tenant in there until Sept. But there was one lead that came in from adwords in Colorado Springs on which I think I may be able to utilize this strategy. Thanks!

@Ian Walsh Will do Ian, Ill try typed letters to Colorado out of states next, and yellow letters to the illinois list, and @Todd PlambeckIll be sure to put a chicago number on those letters ;) I had ordered 2500 postcards and was hand addressing them myself so I figured I would just use those in the Illinois mailing. That can certainly be the reason why I had a bad response rate! Thanks!

Thank you for the tips guys! Jonathan I wouldn't mind that if it was the case, but it was more like a few asking retail and a few asking to be off the list haha. Not a single workable lead came from the direct mail. I will still continue hitting them no doubt about that and definitely looking forward to those calls in the future.

Brandon I try to do that with every single contact I make, like this lady that has a house in Texas was interested in selling, there was a tiny bit of potential but really not a deal that interested me. I asked her some questions and found she wanted to sell it seller financed, but thought she couldnt do it because it was in her parents name. I explained to her how she can get it quit claimed to her name and seller finance it so shes able to move to a new area like she wanted to. She was so happy and greatful to get that info and Im sure something good will come of that in the future.

Alrighty, so pretty much the geography is what I should focus on changing up? Ill still continue to hit these lists with most likely typed letter or yellow letters next. I still feel like I should have gotten a few more calls at least in mchenry county?

So I started my direct mail campaign almost a month ago. The first batch of postcards went out on Feb. 1st.

I got 3 calls on the first 1100 post cards that went to out of state absentee owners in areas surrounding Denver. My criteria were SFR, 1 to 4 bedroom, 25-100% equity, last sale date more then 4 years, max assessed value of $330,000. I got no leads out of that, and thinking back on it, it probably wasnt the best list considering these are more expensive homes and tons of other people are marketing here.

The second mailing went out on Monday and Tuesday of this week to two smaller counties in Illinois where I used to live. It was Dupage and Mchenry County, same criteria, just max assessed value at $200,000. I got a whopping 2 calls from this mailing so far, and that was another 1,100 mailers, one potential lead but Its not very promising, he wants pretty much full retail. Ill be following up 15, 30, and 60.

Any suggestions on what I should do to generate a better response rate? I'm not discouraged at all, just thinking of more effective ways to generate leads, I bought the listsource plan of 15,000 names so I still have about 13,000 I can pull. I also just started doing adwords, which I like a lot, I'm also driving for dollars, and just had 5,000 door hangers come in. (so if you know of anyone in the denver area that puts out hangers please let me know!)

Anyways any suggestions for what I should do to make my direct mail more effective?? Any opinions are greatly appreciated.
