Bill Neves Bill good point. I guess the ease in which to find land to buy that is zoned for MH or can be zoned for a MH park is a region by region circumstance. I went out and looked at a few MH today it was very educational. Lot space rents vary from park to park but they are with in a general range of 400-600 bucks. I'm looking to buy one and either do an airBnB vacation rental or just a find a buyer and hold the note on it. Do you think these are viable options since taking the lot space rent out of the equation isn't an option?

Any ideas on investing in mobile homes. I keep running into lot space rents. Are there any mobile home parks that don't have lot space rent? It seems like a deal killer cuz even if u get the mobile home for 4-6k and try to resell it and carry the note and finance the customer with rent they pay to you plus the lot space rent, your now in the territory of rent u would pay for SFH but your in a trailer. So any advice? I'm really interested in mobile homes.

What's the best way to generate leads out there. I know a few and tried the following Direct mail Postcards Google adwords Bandit signs Networking with other REI people at local REIAs Any thing else or any clever ideas for reaching: Vacant property owners Distressed sellers Triple D owners Hard to reach foreclosure lists from banks Any experience or success at the courthouse steps? Foreclosure auctions?

Sean Dolan great info and feedback Sean. I'm wondering if a aggressive google adwords campaign coupled with either of these sites would suffice to bring in consistent leads, weather or not they are quality leads is another thing but at least if you " have a chance" to convert your " need to sell" leads is all any one asks for.......... look forward to the conclusion of your data on these 2 sites. Hi guys n gals. So right to the point. I had the M5 for a while and it was good but it was expensive. I want to hear from members of the BP community. I'm a wholesaler.... new but educated. Has anyone here used investor carrot? Does it work? Leads? SEO meta data ? What about lead propeller? Any feedback about this site for squeeze pages capturing lead data for motivated sellers and cash buyers. Weigh in. Thanks BP folks.

if you want a ton of valid education check out the clever investor, most of his stuff is on youtube for free, you just gotta spend the time and watch it, take notes. But much like i discovered, i can sit and watch youtube REI videos til im blue in the face but that in itself isnt going to make me money. So i got out networked, marketed, built my power team and got a deal the old fashioned way, with a little elbow grease.

Latisha Youngblood It might behoove you to read up a little bit before diving into the MH space. Check out deals on wheels by the late and great Lonnie Scruggs. This book especially and a few of his other books (2) are all about MHs. Order it online and read before u start messing with MHs. You may just find that right now when going into a new venture nitch within REI that it's what you don't know that you don't know that can really hurt you. That's my 2 cents.
