John Leavelle excellent breakdown of a BRRRR. I'm looking to finance one and get it to a brrrr myself just running into financing stipulations due to lack of equity in my FHA loan on my 4plex. I'm working on reaching a stronger equity position before I refi so what you said totally hits home. David Zheng likewise I will def do my research on the multitude of financial loans and the rules and regs that come along with each. Thanks for the heads up on that.

If I wanted to correctly lay shingles on a roof I wouldn't ask a dentist how to do It. Consult a real estate attorney / and or your CPA End of story ..... Questions of this nature in a public forum are a slippery slope

Any word on using condos for the purpose of short term vacation rentals? Yes yes I'm aware that the HOA may allow or or not allow this or some nosy *** neighbor could report you because there are new tenants going in and out of your condo. But any more experienced investors in this niche when it comes to condos and the airBnB thing? Pros? Cons? In your opinion do the pros outweighs the cons or vice versa????

This thread has all the makings of a virtual R_I_O_T!!! I'm a noob and I'm looking to increase my access to financing. I have "skin in da game" as I am actively making offers and if I get it I wholesale it off to a better positioned, more seasoned cash investor assuming there is enough " meat on the bone". I know in business it's eye for an eye but if someone could mentor or at least help me so I can follow by example in my local market ( Las Vegas) I would def bring my marketing skills and drive and ambition to help them in any way and add as much value to their investing portfolio as I could in exchange for calculated, guided advice. That's my .02 Can I get an AAAAAAAAAA MEN!!!!!!

my goals is to own a park for a buy and hold  cash flow investment. Just consistent cash flow to get another park down the road or use the first as leverage for a loan on the second. Risk tolerance is medium to aggressive and as of this moment I know the area that needs the most work is my access to financing. Any suggestions on that ?

valid points bill. That's defiantly something to consider. It seems the general consensus from the various threads that discuss MH and MHP is that it's best to own the park. How would I go about marketing to find a park owner looking to sell. Skip trace them and call them up or him em with direct mail?

Wry valid point there Scott. Any one from this thread care to comment on the Dodd frank act and its implications on owner financing of mobile homes? I hear conflicting arguments and evidence that this practice is illegal now? Dodd frank is federal correct? Or is it state by state case? I'm new trying to get into mobile home investing? PROS? CONS?

So the ideas that Lonnie scruggs discusses in his book " DEALS ON WHEELS" is no longer applicable in the MH investing business because of Dodd Frank and safe act? What a bummer I was planning on doing just that. Any suggestions for how to navigate those treacherous waters safely and legally?

Ken Lemal ken I would love to discuss the mobile home investing vs going after a mobile home park. Though I'm not sure I'm ready for all that quite yet but I am ready to buy a mobile home and carry the note and either sub lease to a buyer or rent out the MH as a vacation rental since it in Las Vegas and many parks are very close to the strip. Would love to talk with you more regarding this subject.
