wow very informative thread with lots of good view points. Lots to think about and consider. I would say learn the marketing for your own deals and control the real estate and the paper work. Use a realtor when you need one but if you work hard in the beginning and develop your power team you can go it alone until you need to plug in a member of your team.

I sent out 4000 and have only done 1 mailing so far with a follow up in 2 weeks. Ok that sounds good. I'm going to join the local REIA to network and possibly find a partner for the second deal.

Most people are bluffers won't go through all the steps and money it takes to actually sue someone. Call their bluff and get a house. Worst case you can deed the house off to an LLC that you own.

To apply the knowledge that I have been reading about for years. You will never hit a home run or even strike out if your too scared to step up to the plate and take a swing. So I'm ready to take a swing just need someone to point me in the direction. My question is about how to get creative financing. I currently have an FHA loan on my 4 plex. So what are my options at this point? Refinancing to a conventional loan and try to pull any equity out. I'm at a 6% cap rate with about 800 /month cash flow from the property which includes 7% property management and maintenance. I am getting into wholesaling to drum up cash but I have yet to wholesale a deal. I'm determined to use this as a method to create cash flow to get a second property. Any other suggestions or insight that you guys can share at this point because I feel stuck and want to get over this bump in the REI road.

By my 2nd and third multifamily properties. Build my power team and network network network.

Jerryll, great story. I love the motivation, i am about to crank it in 2017 myself as a total noob, but i have drive and desire that is like no other so i relate to your story. Ive never heard of investor carrot, and what is the link to a step by step plan that you described, Id be very interested to read it and learn. All the best,

Great post and love the feedback. Following along with everyone else here. FIRE your PM do NOT waste any more time with them, they dropped the ball, they are 0-1. His isn't baseball there is no 3 strikes your out in REI. 2) call that annoying tenants bluff. She is all bark and no bite. I love people like this as the prior posters replied...... Document everything. Print out all correspondence you have had with said tenant.build your timeline, get your dates in order. Take lots of pictures of all the damage and the condition she left your rental in. Furthermore get quotes for all repairs from contractors. Have the work done, save all receipts and then send it to her In certified letter demanding payment with a due date. If she does not pay check your local county rules and regulations. Hit her with a small claims suit. You will clearly win and the point here is to use facts and documentation as muscle to strong arm that horrible tenant away and in the mean time get your rental fixed up and re rented so your cash flow gets back on track. Don't waste too much time chasing " bad money" because anyone who will threaten to sue you for their security deposit 99% of the time don't have the funds to hire an attorney and jump thru all the hoops and fees that the legal system puts you thru before you can actually " sue" someone. She is all talk .....
