Hi everyone!

My name's Ian Scalzo. My business partner and I just started a company called "Solution Estates, LLC". We have found multiple deals in our target market, but we lack the funds to follow through on them.

We're looking for a partner on a 5-deal long basis. It'll be a mutual relationship, the partner will fund the deals, as we carry them out. Once the deal is closed, the partner will get an agreed upon percent of the overall profit.

If this seems like something that may interest you, please get in contact so we can further discuss!

Thank you,

Ian Scalzo

Hey Everyone!

My partner and I just got our LLC rejected due to the name. We were trying for "Esate Solutions, LLC", but there's already an "Esate Solutions, Inc.". It would be great if anyone could chime in with suggestions! We want something similar to our first name.

Thank you all! You guys are awesome.

P.S. Please no "Why didn't you check the name before hand?" replies!

Well, I am forming an LLC to pretty much flip houses. Would it be needed in that case? Houses would be listed on our site, but sold via "for sale by owner", and closed with a closing agent.

Hi everyone! I am curious as to what the regulations are for real estate licenses in the state of Pennsylvania? When are they needed vs not needed? Any links or replies are greatly appreciated! Thank you.

My god, Mike. You're my new idol. How many hours do you work on an average day?

Hey Aaron, Congratulations! I'm sure everything will work out. What software or website did you use to get that rent calculator? Best of luck!

Wording is key, thank you. Has anyone ever asked for you to describe you criteria? How do you play that one off in a professional manner? @Adam Bartomeo

This topic of "driving for dollars" is often brought up when the matter of finding wholesale deals arises. I believe the concept is great, but I'm still unclear on one thing. Once I find a vacant, or run-down looking property, and I go to contact the owner, what exactly do I say without sounding rude? I would never want to do business with someone who comes across as rude, and someone who randomly calls me and brings up my ugly property sure would rub me the wrong way. Any tips or input would sure be appreciated! Thank you!
