What are some key ideas to converse about while trying to buy a house off of  motivated seller? What do I say/How should I respond? Any general information about the idea of talking to a motivated seller would be greatly appreciated. Thank you!!

Probably be good to let the seller see you as the solution to their problem.

Find out what problem they are trying to solve, then propose solutions which serve their need, keeping in mind - but not saying out loud - the benefit which YOU will derive from helping them solve their problem. Let them feel that you are working to help THEM.

Win-Win is key, of course.
