Are you 100% intending on living in the property? If so you could make some small cosmetic repairs and resell. You wouldn't get near the 200k comps, but you would probably make a decent return on your expenses.

If it's really a deal I would be weary as to why no one has bought it yet. Depending on how long it's been on the market.

You could also just do a regular wholesale and double close or assign

I've heard a lot of people talking recently about the big institutional buyers grabbing up all the inventory in Charlotte, but no one can name any of the firms. Anyone know?

I use Less Annoying CRM. Super cheap at just $10/month and gets the job done. Very user friendly

I have a whole list of buyers for my wholesaling business. A lot of them are agents themselves or property managers. Though unfortunately, I don't have any personal business with them in those regards. Let me know if you want some numbers !

I would suggest Wholesaling Inc. They have ALOT of services and support that you get with the tuition. Paying for education is not completely necessary, but I would suggest it if you would rather spend money than waste time finding answers. In my mind, I knew I was going to spend that money in trial and error over a period of 6-9 months, so I rather wanted to shorten that timeframe and bite the bullet.
