Hi all,

I just read an article indicating that out of the 40 counties in America with more than 1 million residents, there are only 3 in which it is still cheaper to purchase a home rather than rent. One of which is Cuyahoga county (Cleveland). I thought this was extremely interesting as many investors flock to the Land to purchase rentals. Does anyone have a take on this information? From my perspective, it looks like Cleveland is due for an increase in prices to follow the trend. I have attached the article below:

Not specifically related to investing, but one of my very good friends is moving to the Raleigh-Durham area and I am helping find her an apartment. She is looking around the North Raleigh and East of Durham. Does anyone know of good areas for new college grads? Would be very appreciated!

I totally agree with @Ned Carey . This business is 1000x easier when you have a steady stream of income, no matter what type of investing. Particularly buy and hold (including BRRRR). Lenders love to see a steady stream if something goes bad.

I personally think it's a little reckless as well, quitting your job before you get a good hold on the business. Could spell trouble for you, and your family

There's no reason to stay away from them. Just find out whoever owns the LLC

There's a billion places. You can send direct mail to cash buyers. Buying the list from listsource of the recent cash transactions. You can network through BP, FB, and others. You can call landlords and on renters websites. Many options!

Market to sellers at the same time you are growing your buyers list. Growing your buyers is much more important in the long-term than your sellers. It will get your name out there, create buzz around your business and yourself, and increase the amount and size of the deals you get by MULTIPLES. I know people that earned 30-40k more per deal just from increasing their buyers list a few hundred people

I have used Ohio Title in the past. Know the owner and a few of the employees. Great group!
