Some people think that wholesalers undercut the home owners. We can be kind of aggressive at times too trying to find deals

Like Mike said, you can't sell the home, but you can sell the contract. Again make sure you have equitable interest in it just to cover all the bases, even if its $100

It all depends on your market. LA could be near 150k while Cleveland is closer to 8k

You can always "guesstimate" repairs. Depending on the buyer, repairs will vary drastically due to quality, vision, resources, etc. So I wouldn't spend too much time on stressing the perfect numbers. As long as you can get the property for a good price, should be fine

Join local facebook investing groups. Post on them and message members asking if they want to be on your list

I agree with everyone else. I would suggest throwing it back into your marketing: pump up your direct mail, hire another VA or acquisitions manager.

Hey Micah, I would suggest using whatever capital you have left over from your salary and start a second business. Whether or not that is in RE is up to you. You're young and have the time and hustle. It may take you years to pay down your student debt. At your age, keep as much as you can, pay the lowest payment possible, and throw the money into a business.

 That's what I'm doing now
