The HOA is always a concern to know how they are actually managing the funds and if there books are straight. Condos and vacation homes are the most risky plays during a market turn in regards to values dropping.

1% I find tends to be a bit tight.

Your most valuable asset is your age.  You have a lot of time.  Focus on learning your market and learning to market.  Keep the 12k. You won't need it to make it.

Pretend you don't have that money and only use a fraction of it.  Learn to market and learn your market.  Save up money with wholesaling or being a Realtor.  After 100+ investment transactions you will start to get a good idea on where to park cash so it isn't at risk.

If you are looking for investors, find good deals.  That is easily the most valuable thing you can do for them.

Up front fees or application fees are usually not a good sign.

Rental license and lead paint cert are a must.  You will have to get a lead cert from someone that is certified and the rental license you can get online now.

Learn your market and learn to market.  Make it work with less than 20k of that 100k.
