Regardless of where the money comes from I have always found investing in what I truly know will return money is the best option.  If I am not sure on the vehicle or have to ask then I likely don't know the method well enough.  Where I place money is an immediate answer for me because I know the method / vehicle so well.

It depends on what you are looking to get out of it and who the members are.

We are still waiting to see.  The crash or correction or whatever is still pending.

Points and % are going to be higher than people are used to but likely around where they were before record low rates.

All marketing works if you are consistent.  One that I found was a lot of bang for the buck but a lot of effort was canvassing with teams.

Knowing the true liquidation value is also important in case you have to sell.  Comps matter a lot in even with multi family.
