Private lenders will be very conservative on condos. They take bigger hits during downturns and come with more risk. The HOA amount is always an important variable.

 Most overseas investors that I have bumped into tend to fly to the city they are investing in quite frequently and really learn the players, the market and their investments.

Direct local lenders should be easy to verify. That would be the term you are looking for . Local REI clubs are usually a decent source for vendors as well.

Check if there is a lease in place and if the rent is up to date.  Assume you will have to evict and build in for the cost but if they are good and work out, then great.

If the agent isn't working on your behalf, then it's a bit of a conflict of interest here.

Depending on your investment strategy, business credit tends to have a more narrow use than personal credit.
