You're buying a property for $45k, putting $65k into it for an ARV of $185k. LTV at 80% is only $148k for a profit of $38K... Will you be paying taxes on the profit or re invest to defer the tax?

Start by analyzing deals in each market. Bigger Pockets has excellent tools in order to help you with the analyzation process. No your budget and determine what you can afford and what you can not afford. You may only be able to afford a duplex before you can scale to a 4plex. Start by reaching out to agents in the markets that you are interested in. There is free MLS listings on the internet. Use Zillow for comps in each market through your analyzation stage. Oh and READ "The multi-family millionaire" by Brandon Turner!

Joe, you are defiantly where I want to be in the next five years. I would suggest reaching out to investors and build a relationship with them. You'll quickly find out there investing desires and align them with your goals and ambitions accordingly. Just know that as a general partner you assume all risk. Good luck on scaling your portfolio!

Paul, check out the app Turo. Turo is an app that you can lease out your vehicle. I believe the app carries insurance for you and protects your LLC.

Congrats on taking that next step! If you are just getting started I would highly advise you to tune into the Bigger Pockets Podcast. Also, the BP store has some real insightful education through books. Find a mentor that would be willing to help guide you along your journey!

Jon, whats wrong with bringing on general partners at 25% stake? If you and your partners purchase a 100 unit commercial property would allow you to own 25 units. This strategy would allow you to scale and take down big projects without having the worries of paying back other investors. As you reach your ballon and decide to sell or cash out refi you are getting a much higher return on your investment. If you decide to hold on to the property and cash out refi overtime you can buy the other partners out. Just a thought. Good luck on your syndication.

There is nothing wrong with putting in some good ole sweat equity! If I were in your position then I would evade the landscape myself unless I lived 200 miles away then I would not worry about it.
