BRRRR Deal in Clarksville TN

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $45,000
Cash invested: $11,000

This is a BRRRR deal we are renovating and will hold. We are all in for $110,000 and it should easily appraise for $185,000+ when we refinance. We'll pull cash out and do two more BRRRR deals.

What made you interested in investing in this type of deal?

The area- its appreciating significantly

How did you find this deal and how did you negotiate it?

Wholesaler friend - he brought it to us first and we didn't even really need to negotiate

How did you finance this deal?

Hard money - 100% financed purchase and reno

How did you add value to the deal?

We redid the ENTIRE house

What was the outcome?

A solid BRRRR with $40,000 in equity and $43,000 put back in our pockets for the next deal.

Lessons learned? Challenges?

This honestly was the smoothest investment yet. Having a great team was paramount to our success.

Update! We expected this to appraise for $185-190,000, it appraised for $218,000! Unreal!

We are still buying and rehabbing in Clarksville! And we funded using a local private money lender.
