Frank has an equally awesome video course on his website that is all about underwriting commercial deals, I would start there as a next step from the book, it's not too expensive.

@Gregory Schwartz - Congrats on getting out, I just transitioned out myself. If you're very open to all your options, if I was you I would start contacting a lot of the MF investors that have been on the show and see if they want a high caliber barrel chested freedom fighter on their team, maybe you can start as an underwriter for someone while working for low pay but a small equity share in deals.

It is not unreasonable. Be data driven. Underwrite your deals with property management costs in them. If I come along and I plan to self manage, and we have identical cost assumptions and identical performance requirements, I will likely have a lower offer price and get the property. I don't see that as a bad thing! You're doing the right thing being self aware about what you want. 

This doesn't have to be a bad thing, just accept the decision you're making (use a PM) and move to action with that decision, there will be plenty more!

I love your BHAG (Big Hairy Audacious Goal), make sure you don't let any noise of "getting it perfect" get in between you and completing that first property. Love the idea of saving up and having that first down payment. House hacking would be great, if you go that route don't forget to plan (i.e. save money) for the rehab costs.

You're on the path my friend! The time value of money will swing heavily in your favor if you don't lose focus, you're doing great.

What Every Real Estate Investor Needs to Know About Cash Flow by Frank Gallinelli was a superb introduction to commercial deal analysis when I read it years ago, absolutely loved it.

@Brendan Chetuck - Don't overthink it! Grab some business cards, what's more important is that you're going out and meeting people, getting THEIR info (probably in the form of business cards), etc. As long as you don't fall into the trap of thinking that designing the perfect business card is the key to riches, you'll be good!
