How do I get more Wholesale leads on a budget???

Hey guys,

I’m a new investor in the Dallas, Texas area and I’m just getting started out in the wholesaling industry with the overall goal of getting into fix and flips/ long term rental properties . I have already sent out my first absentee owner letter campaign to 1000 owners with high equity in the DFW area. I’m new to this so I could be wrong but after three weeks I was expecting a large amount of calls and  unfortunately I have only received one with the caption “DONT SEND ME ANYMORE LETTERS” LOL. So my question is should I change my strategy  and send to tax delinquents/ pre foreclosure owners ? Or drive for dollars and use bandit signs? Please help me out as I really love this business and really want to start getting some leads so that I can close deals and become successful. Also I have an expensive wedding to pay for and the deadline is approaching fast!

@Tunde Bakare How easy was it for you to get the list of absentee owners? That is how easy it is for everyone else including the big guys (HomeVestors, Myers the Home Buyers, New Western, Net Worth...). You are competing with professionals with a seemingly endless budget. What did you do to make yours stand out from their's? If you want a budget friendly way, Bandit Signs, Door Hangers, and Door Knocking are your best bet. Other than those, most are going to cost you money. You can put signs on your car, get a t-shirt that says you buy houses, and post on your own personal social media asking for people looking to sell quick. It costs money to make money so you need to be prepared to spend some.
