I think there are tremendous opportunities everywhere, what makes a good investment is the price paid both cash and time needed to manage in order to produce returns over time. Matching all these factors is what OP needs to relate.

100 % agree! A great book that comes to mind is Essentialism by Greg McKeown. We live in a world full of opportunity, there's definitely power in focus!

I’ll echo what’s already been said, you don’t “need” realtor... but if you don’t know what you’re doing or aren’t comfortable, it is good to have someone looking out for your interests. You could always offer 3% lower or insist the other party pays commissions, etc.

To answer your question - yes. There’s always turnkey operators... but my biggest piece of advice is to become insanely data driven. Every subject property has a purchase price that makes it a great deal, set your parameters, dont be afraid to make offers based on the data, and don’t get emotional or do a sub par deal because you want to “get it going”.

I considered it previously, then it became clear to me that it is illegal in Florida, so that was it for me. I fall in the same camp as @Dennis M. in that something about it just doesn’t appeal to me. That said, I think they serve a great purpose for people like flippers...

I felt this way when I invested around Enterprise, AL. Not enough competition so I felt the quality of management companies was way too low.

Don’t forget you’re not required to maintain it forever. Go get it, at least you’ll get involved and have an avenue to get experience, a reason to be around the people you need to learn from, etc. If you don’t like it, let it expire and move on.

Awesome thread. I think that it comes down to - cash flow is king. While rent growth potential may be lower, and liquidity likely lower, if you are using it for your retirement, and you’re there for the long term, I love it as a strategy. 

I plan to invest in an area I love to live, not live where I love to invest. (Or invest remotely)
