Welcome Luke and @Justin Gottuso! I have a few great lenders I work with and a PM company that I've been referred to a few times by different people. Feel free to send me a message if you'd like their info and if there's anything I can do to help!

Thank you for sharing! What did the agent do (or didn't do) that you disliked?

One option is to have your parents join you on the loan as a cosigner. Now, there's obviously lots of asterisks with this since some lenders may not allow a non-occupant cosigner, parents obviously may not be willing to do it, etc. Depending on how the numbers work out, you may be able to split any future profit/cashflow with them and "partner" on the deal.

@Ryan Knutson

I’ve identified a couple companies that are currently at the position I want to be in the future. I’ve been finding a lot of leasing agent positions both full and part time. I’m looking through reviews on glass door, etc to see what people’s experiences are

@Adam Gleve

This may be a dumb question but where can you find permits, etc to find out if it’s an illegal duplex or not?

@Hunter Ambos

Also, being the first one, there are a lot of unforeseen moving parts that the agent can take care of

@Steve Dullinger

I’d suggest working with a buyers agent because the listing agent has a fiduciary duty to their seller and will only be useful for writing up paperwork. I’d suggest finding an agent that can get you the best terms/price and negotiate on your behalf. In most cases their services are also paid for by the seller. (There’s an argument of whether this is right or not but nonetheless, it’s just how it is most of the time)

I time block the night before because everyday is different for me, too. If the day changes as you go, I'd recommend having a list of critical tasks (5 or so) and make sure they're completed
