Did you know around 70% of US households have a pet? Definitely a good idea to consider allowing pets, in order to access those renters.

$250-300 is reasonable for the non-refundable deposit. It just gives you a little extra buffer for damages that the security deposit won’t cover. 

Pet rent is a good idea too (anywhere from $10-50/mth/pet). We haven’t had so many people with the ESA thing, but I could see that being a challenge.

We always recommend you set limits/guidelines for the pets too. For example: 

maximum of 2 dogs, no cats

1 dog maximum, less than 30 lbs

Cats only, no dogs

Those are just some examples but you can decide based on your preference.

Jason,

There's a reason we call it BRRRRmingham! Plenty of great deals here still and some excellent underlying trends (employment, property taxes, rent growth) that make this market attractive. 

Recently, with higher home prices and rising costs (materials, interest rates, etc.) it's becoming tougher to find that home run 1%+ deal. But with the expectation that rents will eventually catch up to prices and the hopes that interest rates will go back down eventually, many of my investors are finding great deals around .7-.9%. It's a long-term game! @Clay Collins is a pro at finding BRRRR deals.

BHM for the win!! Wife and I moved up here from Sarasota, FL for her residency at UAB. Bham has blown away our expectations and we’re proud to call it home for the next 4 years or so. 

People are nice, investments come at a great value, there’s plenty to do around town, traffic is reasonable, the airport is the fastest in the world to get through, and the food is off the charts!! 

A true hidden gem of the South and only room to grow!

Welcome to the Magic City! So many reasons to invest here and generally very good vibes.

1. 2nd lowest property tax rate in the country. 
2. Top 10 state for lowest unemployment rate. 
3. Top employers: UAB, Regions, Blue Cross Blue Shield, Shipt, Mercedes Benz, Alabama Power, and many more!

Wife and I moved up here from Sarasota, FL for her Psych residency at UAB. Was nervous at first just not knowing anything about the city, but couldn’t be happier and love this city. We’ve even made some investments here and plan to keep adding!

A few notes from my experience in Center Point:

-They had/have a requirement for separate business licenses (owners, PMs, and contractors), making it harder to start work in Center Point.

-They did/do annual inspections (similar to Section 8), where they pick apart maintenance and usually come up with additional fixes.

-Very hardcore about permitting. If they drive past a worksite they'll stop in and ensure the permits are in place. 

-Have heard horror stories of the city requiring that multiple points in the home be brought up to code, even if you are only working on one. Ex: HVAC replacement during rehab/reno, they then require plumbing and roof and other stuff to be brought to new code. 

**All this to say that there was a class action lawsuit (by owners and PMs) initiated sometime late last year that I believe is still in process. I do know that the initial result was a restraining order on the inspections and requirement for business licenses. Not sure if that's changed by now, but at least for some time they could not require those. 

Just like many areas in Jefferson County, it's a street-by-street neighborhood. I'd say the majority of it is fine, but definitely want to drive the streets surrounding your target property to get that true feel.
