Hey Mead, thanks for posting your questions here! I get a ton of questions like this from investors I work with. I've learned a lot from talking to RE attorneys, since they tend to be on both sides of those partnership deals. Would definitely recommend reaching out to a couple RE attorneys to chat. Hey Ashley! Thanks for sharing this question here, it's a great one that I get all the time. I talked to my lender contact and, as Kerry mentioned above, it's pretty uncommon that a traditional lender would offer a HELOC product on an investment property (non-primary home).

There could be products out there, but you might need to get creative. I'm happy to share some of my contacts as a starting point. Just let me know how I can help!

Birmingham housing authority tends to be the slowest/least responsive. They got rid of all their case workers earlier this year and it's been a bit of a struggle to narrow down communication. Jefferson County and Bessemer are much easier to work with right now.

Inspections usually happen fairly soon once we have an approved tenant. It's more dependent on the timeline from putting the home on the market to when someone gets through the steps of the application. 

Typically during the spring/summer, we'd expect that to be somewhere in the 14-35 days range. While the fall/winter is more like 35-60 days.

Have long does it take after a passed inspection does the housing authority set a move in date in Birmingham? 

 @Jason Wayne Once the inspection is passed, we typically see a move-in date set within a week or two. Pretty quick turnaround once we get over that hump.

Harvey Trueblood of Let's Do It Home Inspections is an absolute rockstar inspector. He's been in the game for decades and sends the report before he leaves the driveway.

"If you're buying a home, use Harvey... If you're selling a home, don't use Harvey!"

(really you should use him for both, but just a fun catch phrase)
