I'm in Louisville. I use NREIG for my investment policies. They insure homes that are under construction.

Hi, Taylor. If I could start investing career over I would house hack, but your situation is much different than mine. I was a W2 employee in a fixed location. 

How much time do you have to commit to the property itself? Training, recovery, and match travel must surely be time and energy-consuming.  Do you have the band-width to be a landlord?  Maybe you partner with a rehabber or wholesaler to build up your liquid funds.  I'm happy to share my experience with you, anytime.

Since they'll have full tenant rights, you need a solid lease agreement. I avoid post-closing possession in my deals, and usually advise my clients against it unless the situation is special.  What are you getting in return? Are they actually paying rent?

Are they already under contract to buy the smaller house? Why can't you just close on the same day? If the problem is that they aren't together enough to be bothered with moving any faster than 30 days, then that puts up lots of red flags for me.

Do you want to sell real estate? Do you want to represent buyer and sellers in their transactions? If not, then a license may not be what you need. Have you looked into what it takes (education, fees, expenses) to obtain and maintain a license in your state? Weigh those costs against how much you want to do activities that require a license in your state. 

I got my license after doing 6-7 deals of my own. I was transitioning away from a career in public education, and got licensed so that I could help other people and earn commissions in between my deals. I honestly can't say that my license has helped me as an investor. I know for certain that my experience as an investor helps me represent my clients.
