Though I haven't been documenting it here, the house is rehabbed and under contract for sale. If all goes according to plan, the project will net a few thousand bucks. There are stories galore, and I'll share some of them in a more formal blog posting after closing. Stay tuned for pics, numbers, and a list of mistakes and learning opportunities.

As a former smoker, I agree with James. You can call it "smoke-free" all you want, but there isn't anything you can do to change their behavior. Are you offering them an alternative place to smoke outside? Without an alternative place to smoke, you'll get stuck with a rule to enforce.

I second Jay's suggestion of Zac Banta at United Citizens Bank. 

Brian Gohmann, at River City Bank, has been extremely easy to work with on my current rehab project. I have no knowledge of the River City Bank refi's, however.  I'd love to know about your plans for future investment in Louisville.

Jordan, Hi. Welcome to BP.

My partner and I started doing everything simultaneously. We read, went to REIA meetings, scoured the MLS to understand the market, drove unfamiliar neighborhoods, viewed properties, made offers, etc. together. The first deal was a rental property, and we did most of it side-by-side. The second deal was a flip, and are organically discovering the parts of the business that suit us individually.

Your experience will surely differ because of the physical distance between you and your partner. It is unlikely that you know how you balance each other out, until you find out how it all works.

The "leak" was actually a burst pipe. We opened the wall, and fixed the pipe, to then discover at least FOUR more burst pipes. There are appointments with two plumbers this week, for a more thorough diagnosis and repair scheme. Whoa!!!

Clean up is still on hold while we wait for water.
