@Ray Lai The questions that I asked Makenzie and Matt were simply to help me understand their posts better.

I have never done a direct mail campaign of any sort, but will need to learn how to figure a budget for longterm campaign before I begin. Lots of folks talk about their list and mail-piece, but no one talks about how much it costs to actually convert. You can inbox me if you'd like. 

What costs are associated with it? List, paper, printing, postage. Repeat? How many times?

@Makenzie Boyd how many mailings do you send to each list before you switch?

@Matt McConkey Are you getting 3% from the initial mailing? From each mailing? From all mailings?

Hello, the best contacts that I've made have been because of my participation in KREIA. The monthly meetings draw a couple hundred people. If you want to meet people that's the place to be.  There is a meetup.com group as well.  Have you decided what your wholesaling strategy is going to be yet? 

Brad gave you a hot tip. Frank Miller's training group is a solid opportunity.

Come to the monthly KREIA meetings. There you'll find a network of buyers under one roof, for 3 hrs. You can introduce yourself to everyone, if you'd like. But don't stop there, because handing out/collecting business cards isn't relationship building.  http://www.kreia.com

For instance, I met two potential cash buyers at a recent commissioner's sale. I know they were cash buyers, because they each bought a house while they were sitting next to me. I introduced myself to them, and got their contact information. At this point, I can't consider these guys part of my network, and they sure as heck don't consider me part of theirs. They don't need me, right now - they are doing fine, without me. I will have to prove to them that I'm valuable to their business for them to add me to their network. 

I find best way to build a network is to offer support, service, or value to an already existing network.

We tried virtual staging on our most recent flip. We used a vendor from FIVERR to create the images. We sent the pics and selected furniture from their preset collections. We didn't end up using them in the listing, because the rooms were too small for the effect to look real, and our iPhone didn't take pics of Hugh enough quality to really match the furniture. Everything was a bit out of proportion and cluttered. We will use it again on a property with larger rooms. Pretty sweet though, in the right situation.
