Insurance Needed for a Home in Poor Condition!!

Hi,

I am closing on a duplex that needs a lot of work...a lot. The bones and roof and plumbing are good. Roof and plumbing was replaced just a few months ago. I'm buying the home for 35K and only need coverage for 70K. I'm having trouble finding any company that will offer insurance. Does anyone have any referrals?

The property is in Louisville, KY.

I'm in Louisville. I use NREIG for my investment policies. They insure homes that are under construction.
