I'm a licensed real estate agent in the state of Kentucky, doing business for profit. I am the owner of the property for sale. 

2 bed 1 bath shotgun in a rental neighborhood in the southwestern portion of Louisville, KY.

Home will likely rent for $600-$650 per month

The home will require a significant renovation to repair water damage from a failed roof.

The home has damaged subfloors and joists. 

Will need new kitchen and bathroom

No holes in panel walls throughout house, needs front and back doors

Kitchen: needs entire new kitchen

Bathroom: tub, sink, toilet could possibly be kept

I financed the purchase and rehab of an auction property, with a construction loan from a local bank. The bank funded 80% of the total project plus closing costs. It was a 6 month term with no monthly payment.
