welcome Geoffrey - I am from Mass and spent the last 4 years buying in my area but now I am buying in other states becuase like some of the other's stated the opportunities are everywhere.
It all comes down to your comfort zone and of course the #'s must work regardless which way you go. I would recommend getting started locally if you can find a deal so you can learn as much as you can on your first deal. If you buy out of state then you MUST do your do diligence. You must do it locally as well but you need to exercise more caution away from home as any problems would be compounded by not being local. Ali Boone is great at this and certainly can be trusted. BTW - I love North Conway and vacation there a lot with my family in the summer months. It is a beautiful area. Welcome to BP!!!!

Welcome to BP Ryan. Sounds like you have thought this through and your plan is very realistic if you believe in it which like you said you do. I think buying a multi and moving is a good strategy to start. Check out your local REIA meetings and start networking with other investors. BP is a great place to start on line so start working off line. Maybe I will see you at one of them.

Hello Jordan,

There is no reason why you can't start your investing career and work with your uncle getting experience at the same time. If you feel you want to get your re license then go for it. Good luck.
Just remember if you get your re license there are laws that govern you on what you can and can not due so don't mix up your investing with your license if you get it.

Hi Mike,

Finding a great agent is key & like Brandon says ask around and get references. Visit your local chamber of commerce network meetings & BNI meetings. Check out your local REIA meetings as well where investor friendly agents attend. As far as banks if you can finance with a bank that is the best approach for keeping your interest down & it sounds like you might qualify with your credit and income. Same way you seek out a good agent do the same for banking and lenders. Good luck & maybe some BP member will chime in from your area with some recommendations.

You found a great site with BP. Sounds like a great plan. I would just invest in green that can return your investment & keep deals profitable.
Although people want green they aren't always willing to pay. I try and do as much energy efficient upgrades as possible but run the #'s to keep with in resale of the market. Nice to hear from a fellow New Englander. Good luck on the flipping. It's great and I love it. Something about taking an ugly house and making it in to a beautiful home.

Hello Paula - Great for taking action. BP has so much great information so start here. Go find your local REIA in your area and start networking.
Don't be in a rush to spend a ton of money on courses. I am not saying they are all bad but most end up doing nothing with them because they get overwhelmed with all the info. Find your niche in real estate and learn as much as you can for free and then you can make a better educated decision if you buy some programs or pay for a coach....
Always check references and ask other investor's about anyone you work with. Good luck.

Welcome Indra. There is so much information here on BP so continue to check it out. That is great you have a nice income property and looking to do more. Banks are tough but maybe check out some of your local banks. For investment properties I think you should qualify but flips they might consider it more speculative if you have not done it before. I know because I went through it all. You may want to seek out some private funds as well from friends, family and associates but make sure you do your due diligence first.

Welcome Yee. So much good information here on BP. You are young and it is a great time to start in this business. Google REIA and start attending to network with other investor's. Don't go spending a ton of money on courses as you will fall in the trap of most newbies who buy all the courses and do nothing with them. Maybe you can find a local mentor or local coach with references that can help you as well. Best of luck.
