Hello,

Say a kid under the age of 18 inherits a rental property which has been placed under a trust and parents choose a custodian to manage the rental property.  The rental property still has mortgage.  The custodian which is the grandparent wants to keep renting the property until the kids turns 18, so he wants to make sure the deed of the house will be under the grandchild name.  What would be the best solution for the kid to have deed under his name and the mortgage keep been pay off to the bank.  Would the grandparent need to inherent the home to the grandchild kid out of the trust and will the bank with the loan allow the grandchild be put under deed meanwhile the grandfather manages the the single home rental property and have the rent pay the mortgage under grandchild name or will the grandparent have to inherent the home to himself and grandchild and then refinance the home an put grandchild in the deed.

Any suggestions.?

Or can the grandparent refinance the home under the kids name and his name. What's the best solution to keep the home under kid name and rent it out until he turns 18?

What they want is to keep the house under they kid name, meanwhile the grandparent rents the home until the kid turns 18 and they can decide to sell the home and keep renting the home. Can the grandparent inherent the home to the kid name which puts deed under kid name and manage the renter home for him and pay the mortgage with the rent, or should he manage the home as rental under trust and keep paying the mortgage like that?

Hello, My co-worker brother and wife passed away in car accident leaving a baby behind. His brother had a trust which give one of the grandparent custodian to manage there boy assets until age of 18. They are wondering can the grandparent keep paying the previuos home loan by renting the home to pay off the mortgage or he paying the mortage from his work pay check. They dont want to lose the home and sell it. Want to keep home under baby name, what can they do?

Hello,

Does anyone know how many days you have to give notice for California tenants to terminate a month to month contract, the tenants have been living there for 5 years.  Also, can anyone please let me know where I can get a free online California Month to Month Lease termination for 60 days?

Does that include mortgage payment or only the rent minus taxes and insurance, also you said "purchase in the same year as the home I purchase would about if purchase the next year does 75% apply or I can use all of the rental income to report?
