Well, firstly if you want to ramp up as quickly as possible I'd recommend joining a team. If that's not in the cards or not your thing then be sure you have a solid mentor you vibe with the help you with your first few transactions. A good brokerage/group who has morning calls / some support to keep you motivated is super helpful. 

First priority is to get your CRM loaded with your sphere and start building that database. 

Take 2x classes per week that interest you.

Start aligning yourself with lenders you vibe w/ - take them out to coffee and get a few that you can refer business to. 

Practice opening doors with SUPRA E-Key.

Get your FB Realtor Page Loaded & More importantly you Google My Business Listing live. 

Then you are off to the races!

@Andrew Martinez I think Macon is a good market, I also like North GA, we have a crazy deficit for rentals here and you can still buy $100k houses in some areas and do really well on cash flow. Rent is only getting higher in ATL but so are home prices, you could align with an agent and get on searches all over GA and just see which properties meet the mark.

@Taylor Dasch I say go for it, if you hate being solo you can always go back! Plus you can pay for your own TC service, that’s what I do.

Keep it simple. If you are already super into Social Media / Video Content / Podcasting...then by all means incorporate that. Otherwise I'd hold off on that for a minute aside from the obvious basics. I got lost in a branding black hole w/nothing to show for it bc I didn't quite have my identity yet...I would have been putting the cart before the horse. I think there's a bit too much emphasis on branding & video & social blah di blah WAY too early for New Agents. It's overwhelming as $**T the first 30-90 days. 

I totally agree w/above, focus on your database, upload contacts, clean up the data, & then start going through that to get your word out that you are an agent. 

Other than that, first 30 days is mostly onboarding & training. Keep it simple! It's complicated enough and you can easily feel pulled in so many different directions not knowing which way is up or down in the end. 

I wish there was a super simplified New Agent runway manual. I haven't found one yet...though I think www.thenewagenthandbook.com may have a good manual worth buying. Javier is good people. It's a $20 Ebook and he's got zoom calls he does as well.

Hey Keegan, I'm an investor and realtor. I became a realtor after experiencing frustration w/finding truly investor savvy agents. We are a rare breed, despite many marketing themselves as such, it ain't always so! 

If I can be of any help to you in getting started working w/investors, I'm happy to help! I've got a simple investor buyer questionnaire I am happy to send you that you could make your own. 

To the question, the best realtor I've worked w/as a client encouraged us, rooted us on, keep it simple, keep it moving...many of us will get caught up in minutia, negative headspace...a big part of our job is to pull them back from whatever ledge they are standing on. Fear, doubt, etc. Give them the info they need, send them the resources to do their own homework as it comes, and keep pulling them back to the original goal "Does this property fit your parameters and achieve desired results based upon projections?" Yes/No? Let's Go!
