Just like basically all of the other posters we have Roku TVs in guest mode so it will automatically sign them out upon checkout. Pretty cool.

That said I’ve wrestled with cable myself Bc when I’m at a hotel, I do like having cable news and hgtv which I don’t have at my house.

But I’m 2+ years active no one out of 3 units has ever complained about not having cable, kind of surprises me tbh! I guess they are accustomed to the diy Airbnb login situation as it’s pretty standard. And you do have the free live tv options on the smart TVs with all the random B / C grade programming ;)

@Hillary Fox are there any REI and/or brokerage meetups you could attend locally? Brick and mortar vs remote, team vs independent? All the brokerages have their pros and cons. As a new agent the main need is training and mentorship. Lookup the mentors in your area from your top 3 brokerage options and vet them. That's probably more important than the actual brokerage.

@David Villa Helen and Dahlonega would be my top pics. Occupancy rates and ADR seem to be withstanding market shift, prices are lower than Blue Ridge, and year round attractions (wine, hiking, waterfalls, tubing, kayaking, history, festivals)

@Eli Drori welcome! For short term rentals I would look north to Dahlonega / Helen areas. Just my two cents! We run a North GA STR HOSTS Facebook group you are welcome to ask more questions there as some hangers strs in city and mountains.

@Hillary Fox so of course I’m bias, but I chose EXP Bc that’s where Avery Carl and other investor agents on here that I follow hang their hats. If you are a self starter, comfortable working from home, tech savvy, resourceful, trying to create your own thing, and do things your own way…then I’d vote EXP.

Another idea is to look for teams in your area that are investor heavy and join them to shadow others firsthand.

The brokerages all have pros and cons, it’s really identifying what is important to you and then see what tools / resources your options offer and just pull the trigger and give it a go!

@Sequoia Pedersen North ga is a great bet IMO. However, for occupancy the dahlonega and Helen strs seem to be fairing better than ellijay, blue ridge is solid but higher price points. All depends on your goals of course :)
