Is there a local EXP team you could join w/instead?

I started EXP as a new agent and I'm 2 years in and very happy w/that decision. I think KW is also a great option. Here are my thoughts though I agree w/many of the statements above:

- The investor agents I followed already on BP (ie. Avery Carl) were w/EXP. I was an investor prior to becoming a realtor.

- EXP is more of an Entrepreneur, This is YOUR business vibe - KW and definitely brick and mortar teams give me the w2 vibe

- EXP is only going to work for you as a new agent if you: have business owner mindset, take extreme ownership, tech savvy, self starter, resourceful, you don't wait for people to give you instruction - you ask questions and seek the answers to creat your path forward, you want to do things your way w/mentorship & trainings of course, but you like the idea of running your own business. You're comforable working from home - if not and you like EXP, find a brick and mortar EXP team near you, that could be an option. 

-If ramping up as quickly as possible is important to you I would consider joining a team first and not worrying as much about the brokerage. If you are starting PT, go EXP.

What price range does your agent reflect on the CMA?

Perhaps he's looking at a CMA that is showing him a story that causes him to believe list price is still waranted, but if it's sitting over 40days - I'm not sure I understand his debate. I'm sure he's thinking "we are going in w/a low ball offer and a VA loan...not a great look." Just tell him you know we won't be making any best friends through these offers, but as long as you are basing your offers on a CMA, your ideal affordability price point, and DOM, this isn't a popularity contest. You could always suggest to him that he verbally run a low ball (if he feels it's just way below a point of reason) by the listing agent to see if it's worth writing up.

@Kiley Boss I feel for you, this is always a tough predicament. Here are my thoughts-

1. Option a) she’s your close friend, she will have your back and can reach out to an investor savvy agent to mentor her along the way. She is not alone in this. And tbh most realtors aren’t “investor savvy” so her even having the interest in it is more than most.

2. Option b) you find an investor savvy realtor and see if your friend can shadow them, better yet if you can find one in her brokerage, and you decide you want to use them, tell her you love her and she can be a part of it, but you really want a more experienced agent to guide you. Put her down as a referral and let them work out a referral fee between them. They should both be totally cool with that arrangement!

3. Don’t work with multiple agents. Different regions within a state, fair enough. But as a realtor and an investor, this is why so many realtors don’t like working with investors, Bc they have this mentality that realtors are their personal bird dogs, that isn’t worth our time. In GA it’s illegal to “work” with a buyer or seller without a written agreement. We can do non-exclusives, which I do use if there are geographical issues to make it easier to refer other agents into the team.

@Drew Sygit it’s my understanding that it is illegal for licensed realtors to “market” off market properties, pocket listings are a thing of the past…am I correct that this is no longer allowed? I still need clarity on what we are and are not authorized to share in terms of an off market listing. Need to ask my broker!

I did a self paced online course and I would not recommend that personally. It took me FOREVER. If I could go back in time I would have signed up for a zoom type class or in person.

As for the brokerages EXP and KW are good options as far as training provided. I would attend any info sessions at your local brokerage offices if you want an in person office experience, If you are super self starter, resourceful, tech savvy, entrepreneurial, or a part timer to start then EXP would be a great choice.

At the end of the day every brokerage has its pros and cons, go with the one that has a group you really vibe with and feel most supported!

Sign up for Opcity

Pick my 3 main lead sources and structured my calendar according to those

Attend a business planning workshop to match the years activities to my goals

Attended 1 networking event per month

Attend 1 training per week

Learn how to do an open house using the Mega Open House method by Brent Gove

Not getting cocky and turning down ANY business (even rentals)- or feeling intimidated- if so bringing in a mentor to go 50/50

Attacking listings but teaming up with mentor 50/50 to shadow

Build a listing presentation
