We’re looking to rebuild our business model and would love your input as a landlord. Which option would you prefer?

Option 1: Dedicated Property Manager

  • - Calls may not always be answered live, and response times could be up to 1-2 days.
  • - However, you’ll always have the same go-to person for all your needs.

Option 2: Concierge Call Center

  • - Calls will be answered live 99% of the time by one of three team members.
  • - These team members serve in a concierge-style role, taking calls and addressing your needs. If they don’t have the answer, they’ll find it and get back to you.

What’s more important to you?

  • 1 - Having a dedicated one-on-one relationship.

My business partner and I have spent the last 15 years fine tuning our property management business for single-family and small multi family investors. I've traveled up and down the east coast visiting other management companies learning how to continually get better.

I genuinely want to be seen as a partner for our landlords. Not as the red-headed stepchild in the real estate industry. We want to help our investors protect their assets and maintain growth.

I'd love to hear from anybody that has input. We'd like to create some educational content to help investors. It seems like most PM Firms post fluff. I want to create content that will actually make an impact on the decisions you make.

Hi Everyone - we need to change our CPA Firms. Any recommendations? We have 2 LLC's that run management companies and 10 LLC's that do real estate investing. So they need to be real estate focused or at least well educated in the "game" our government has setup for professional real estate investors. Thank you!

I just had to share this as it's been a complete game changer for the performance of our company. Truly. So much that I'm sharing it with anyone that is struggling to keep the right people in the right seats. You've probably heard of Culture Index before, but if you haven't, let me tell you, it's been one of the biggest organizational game-changers we've implemented at Rentwell.

The Culture Index is our key to understanding the driving forces behind each team member, including myself. According to the Culture Index, I'm a "Technical Expert" personality type. This means I provide balance and keeps everything in check. I can confirm that this description hits the nail right on the head.

My Technical Expert traits have been fundamental in allowing us to steer Rentwell through the unpredictable nature of our business. On the flip side, my “brother,” and business partner, Rob, is the “Daredevil” This means he thrive in high-energy environments, embrace risks, and is relentlessly driven to achieve bold goals. He is the Ying to my Yong (lol).

If you aren’t using Culture Index or something similar in your business, I highly recommend you do so. It could be the key to unlocking the potential your team didn’t even know they had! 

If anyone has questions about Culture index i would be more than happy to share. As a business owner I get how much it hurts when people aren't right....

We service the 4 county region in south eastern Pennsylvania, as well as Pittsburgh. Currently we are looking to buy the book of business from another property management company. If you know of any burned out Property Managers that might want to sell, please keep me in mind. We typically retain the staff and can even retain the current PM Ownership group if they want to work but not have all the Hassle of ownership. Would love to have a conversation with no expectations attached if you know of anyone. We'll pay a referral fee if we end up buying the book of business. Thanks much!

Hi Everyone - 

I just wanted to share what I learned. At Rentwell Property Management we just launched petscreening.com (which is amazing). Using their service we just launched a new guarantee where we will cover pet damage in exchange for keeping the pet rent. We put the pets through a background check. 

I interviewed one of the C-Level Executives at PetScreening.com for our podcast and here was some of the interesting data, which I've abbreviated to make it easy reading. Enjoy

26% of tenants purchased pets during the pandemic
Only 40% of service animals actual meet HUD Guidelines
11% of residents have pets even if they aren’t allowed
41% of millennial and gen z move out because of pets not being allowed

Performance Stats
1. 72% of renters are looking for pets
2. Pets is #2 search criteria right after budget
3. Decrease days on market average of 10 days (83% of pm firms said they could rent faster)
4. Base rent increase of 10-15%
5. On average residents with pets stay an average of 21% longer (18-48 months)
