We have been using PPC advertising (AdWords & Facebook) with little success. We recognize the importance of it but I do not have the time to learn how to utilize PPC effectively. I am looking for a PPC Management company. Does anyone have any recommendations? I am in a market that does not demand a large budget. Looking for a reasonable price and then grow from there. Any help would be great! Thanks!

@Patrick Philip I would highly suggest going to every houses in the beginning. You first need to learn how to estimate repairs and make offers yourself and in person before you can think about delegating that task. We go to almost every house we get even if it does not seem like a deal. The ones that didn't seem like they would work have been some of our best. We look at it as experience and building confidence either way.

@Kiara Bryant  Find a local contractor that you can pay for them to walk you through your first few properties. Have them point out what different components cost (roof, HVAC, plumbing, electrical, paint, flooring) and what to look for to determine if they need fixed/replaced. I have not read J Scott's book but there are great reviews about it. Just remember costs will vary between markets.

Sounds like a great deal! Are you limiting yourself to only one buyer? You should ideally be able to send it out to all your buyers, create competition, and get what you are asking for (as long as it is a good deal for the end buyer). Each buyer is going to come up with their own ARV and repair costs. If he does not want it at your price, move on to the next buyer.I don't try discounting a property until I have no other options. Usually, that indicates your numbers were off from the beginning. Hope this helps! Be patient, consistent, and diligent and you will close a great deal soon enough!

@Derek Curtis There is a TON of techniques and strategies out there for working with motivated sellers. @Phil Reames makes a great and popular suggestion of answering questions with questions. I want to add that this also allows you to control the conversation and steer it in the direction you want. It helps avoid the seller questioning you and not focusing on the reason for selling their house. Don't get overwhelmed with too many techniques. I would recommend getting comfortable on the phone and working with sellers before trying to add techniques. Stay consistent with your marketing and remember each no gets you closer to a yes.
