@James Carlson, I know several people who have nightly rentals in the area. It has been a topic on city council lately and no one knows which direction it will go. You definitely will want to keep an eye on it.

Hey @Taylor Witt, we strongly feel utilizing PPC and SEO is crucial in today's competitive market. We have been using LeadPropeller since the beginning of this year. The PPC manager, Josh, is super easy to work with, open to ideas and suggestions, and personally works on our account; not a third party or another employee. He is super easy to get ahold of and very responsive. He does not just set our ads/budget and let it go. He is constantly revising keywords/budgets/ads and delivers detailed reports on time every month. We have closed several deals with their services and it has paid for itself numerous times now.  We appreciate their service and highly recommend them. Hope this helps!

Hey @Taylor Dove. We have been using Lead Propeller for about a year and a half. We went with them due to everyone else in our market having a website with another leading competitor. We wanted to stick out and look original. The setup was super easy and very customizable. The customer service is outstanding and extremely helpful. It is important to note that merely setting up a website will not attract leads. You must work on both organic and paid placement with search engines. They offer a service that will manage this for you. We took the opportunity and it has already paid for itself for a long time. I highly suggest using them. My business partner and I decided to quit our J.O.B. in the fall of 2015 to force ourselves to succeed in Real Estate investing. 

2 weeks later....my wife and I found out we were expecting.

That was the ultimate do or die motivation. We are still full time investors today!

@Lucas Mills, I agree with @Brian Simmons. Getting your license has expenses that may not be necessary for your goals. There are PLENTY of realtors in the Springfield area that can help you find MLS properties that fit your description. You may also want to look for off market deals. You can find these yourself, from other investors, and local wholesalers. There is a local REI group that meets every month that would be a great place to network with all the above. Hey @Greg Downey, nice meeting you last week. @Casey Mericle's option is definitely the best. However, if your resources (time, knowledge, capital) limit you from finding your own deal and getting financed by the owner, I would suggest getting the funds from a private lender first. Those rates are negotiable and typically lower. Keeping your capital in the bank allows you to have more room for errors and the unknowns, plus more bankable to the end loan provider.
