any real legitimate lender will fully disclose their fees upfront.  But price alone should not be the sole consideration on who you borrower from.

It really all depends on the property and tenant. But you need to use commonsense especially with new business. Most fail so keep that in mind

I would be VERY carful, we are buyers and lenders on minority interests in CRE, either LP, GP or waterfall pieces and this type of investing is filled with landmines

I would focus on the safety of them, leverage and net yield to investors. 

There are a lot of them out there, just look around or use google.

If you think your buyer is an investor it will be be easier to sell and sell at a higher price with a tenant, on the other hand if you think a user will buy it you should leave it vacant.
