if you believe you can safely invest at a higher rate then your borrowing at take the cash out and reinvest it.

Other benefits are its easy to raise capital for deals, income goes up and so do values over time, ability to pass on operating costs through CAM, tenants can be longer term that more residential deals, in financing there is the ability to get non recourse financing just to name a few

yes and most commercial lenders are ok with this.

There are other ways, like getting a blanket mortgage, refinancing etc. to use your equity in one property and buy another. 
For me I like to be a long time owner

I do not know of anyone. But be very careful, I see a lot of people get hurt by contractors. Make sure you never let them get ahead of you with the payments

Sounds like its a winner. I would keep it and still look to buy another one. I am not a seller and when I look back and everything I ever sold I am sorry I did.

I would deal with the legal side first and there are some securities laws relating to this. I would 100% start there, if you don't follow them it can be very serious. Then everything will fall in place from there.

I think it all depends on the type of lender, private lenders a in that range..

Just tell them to most commercial lenders this is not an issue at all, in fact we only lend to entities. I am guessing the only ones who will have a problem are those who are placing it in the agency's or gov products,
