 The private lender is family so they told us the conditions they want and asked us to get them drafted/attorney/title to help


 Got it, i would try a new attorney even if the economics in terms of rate is above usury, you can usually structure it in a way to be 100% within the state laws

most of it has to do with who is actually funding the deals. FNMA and Freddie dont buy them so that's why a lot will not close them

call insurance company, call roofer and solve issue.

I would also like up another company to by time.

Word of caution, 95% of the time if the lender puts it on their forced place policy this will NOT cover you.

we provide note on note financing, but rates usually are low double digests

if I were you I would look into the county to see if there is any transfer tax.

I have used Ten-X as a buyer and a lender. They are ok, Make sure you have you have done your DD in advance and have your capital stack lined up before you bid. Also, i would have a set price in mind and dont go over it. A lot of people get caught up with the emotions of it.

 Its very risky. we buy these on the secondary market and a lot goes wrong.
