You can bring in the seller as debt or equity, use the equity in your existing CRE, as well bring in JV equity.

If you can find good solid deals, I would go for it. there is no reason you cant invest in a commercial property and other properties. 

there are no set rules on this is a negotiated amount. I find it is a function  of the real value of the deal, the larger the spread between market value and your buy number the larger the fee can be.

It should not be hard, but the lender will look for personal guarantees from the partners
