before you let it go to a foreclosure, I would try everything else. Maybe explain the situation with the lender and work with them to you get a solution. 

I see this a lot, and people don't realize it, but all it takes is one bad deal to bring down a lot of good ones.

You need to factor into it the leverage component. Example lets say  prices increase at 5% annually. Also lets say you but a property for 100k and you put down 25k. You get the 5% increase on the 100k and your investment is only 25k.

as a follow up, another way to think of it. If you can raise rents to the markets rents and that's 30k more on an annual basis. While I am not sure of the cap rate for this property, but lets just say a 7% Cap rate that would be 438k increased value.

There are a lot of factors that go into this decision. But we would raise rents to market one tenant at a time. This way you don't have a property that's totally vacant
