Benefits of Commercial Real Estate? Need input
I am working on a series of shows for my Podcast and I want to articulate simply and clearly the benefits of Real Estate Estate, but more specifically passive commercial passive real estate investing.
What else do you think would be worth talking about?
- Passive
- Cashflow generating
- Tax benefits
- Can be Leveraged
- Can be insured
- Tangible
- Capital Preservation
- Value Add strategy to force appreciation (not as readily available with residential properties that are subject to comps)

One of commercial's biggest differentiating factors from residential (i.e. SFR) investing is that your competition in commercial real estate is 99.9% comprised of other investors. When investing in single families you're not only competing with other investors, but also owner-occupants who are typically willing and able to pay more than investors (because owner-occupants don't need to earn a return).
