Cory, welcome to the site. Lots of info to take in. As @Paul Timmins has said it is important that you go to some of the local meet ups here in Indy. Get to know the local investors here. I go to these meetings along with other BP members. @Shawn Holsapple Network with as many people as you can. Do not just go out and buy the first thing you see but don't get analysis paralysis either and not do anything.

Just a quick observation of your numbers. Your AVR is less then your total cost of the property - Purchase price, Rehab, etc. You would be starting out in the negative. I am not sure where you got your AVR from, tax assessment or comps, if it's from comps I would pass on this deal. If it is form tax assessment then I would get an agent to do some comps for you to see what the area is selling for. This of course is just my opinion. 

Always go in making money and exiting making money. Never go in on the negative side. You don't want to start out by playing catch up.

I agree with you about Speedway being a stable area. You don't hear much about Speedway because it's more owner occupied then rental and properties are scarce. You hear more about Eagledale then Speedway for rental cashflow purposes.

Just so you understand that I was not quizzing you, I am calling you out. You know little to nothing about the Indy market. Your continued avoidance to answer questions is proof to this. The real reason you don't answer my questions is because it will show your lack of knowledge about the Indy market and you won't take on someone who is actually in the market. It's people like you that are dangerous to newbie investors because you talk behind the scenes, instead of out in the open forum,  and then sales pitch them on your properties in areas you know nothing about. You are nothing more then a promoter who makes a commission on whatever property you sell in whatever city. You are a "Jack of all cities, Master of none!" 

You have props to push. This is why I have been seeing you talk on the Chicago threads and now this one for Indy.  Speaking of Chicago there was a direct question that was posed to you by an out of state BP member which was about property taxes and you danced around that question to. Apparently from your last post it would have taken you "DAYS" to answer that one. I mean you do have 3K plus posts, you write blogs and articles. I really don't think writing is much of a problem for you but I could be wrong.

First, I find it interesting how you dance around questions instead of just answering them. In the past few days I have seen you do this quite consistently throughout some other threads. 

Second, if you are able to provide your opinion on which city is better then the other then I am interested in your knowledge of a such city. You must know these cities for you to from an opinion. 

Third, you are encoarging people to contact you about the Indy market. That tells me that you know this market. Instead of just contacting you why not show people why they should contact you.  

Please answer my questions that I have provided in my previous post.
