Tell me which areas are good investments and which are bad for buy and hold? Which areas should someone really stay away from? You know neighborhoods, streets, etc.

The Eagledale area is located in a 500 yr flood plain and a 100 yr flood plain according to the Marion County Assessors mapping. The costs of flood insurance can be quite different for each. I suggest you ask few insurance brokers about the property.
