Little Flower is located south of 16th st, north of 10th st, west of Emerson AV, and east of Sherman Dr. It's in zip code 46201

The area that you're asking about is just north of Little Flower, it is not Little Flower. Be careful of buying in this area. When people say it is street by street, this area is. Make sure you go out and look at this area yourself. Do not buy site unseen.

Are any of these currently rented in either bldg? If not, how long has is it been vacant and what were the last rents?

Yes, the prices here, as you very well know, will look like a steal compared to the West coast. This is why we are seeing an influx of investors, especially California investors, coming out here with big ideas of making big money. I call it the Indiana Gold Rush. Some will make it but others will get burned. 

I agree with you that sometimes being on the outside looking in is much better then being in the forest. There is opportunity everywhere here in Indy but one must be careful and do very hard research before making any moves. 

Indy is making a lot of major plans for redevelopment in other areas of the city. Even with the change in Mayor just this past year I see that they are still pushing forward with making this city a top player in coming years, especially in the Tech industry. This of coarse is just my opinion but I see great things to come and a very prosperous future for this city.

 I do freely and happily offer advice but I do not mentor. I am to busy with my own businesses. This is why I think being on BP is so important. There is a lot of great information. Listen to the POD Casts. and scroll through some of the old threads. There is everything from wholesaling, flipping, rentals, etc. If you can think of it I am sure it's been talked about on here.
