Its been brought to my attention that HUD requires payment 24 hours in advance of closing. If this is true, are there any transactional funders that will go 2 days instead of the normal one? I would be using an LLC just for the flip. Herbster

Yep, this happened to me a couple of months ago. They found my password somehow and stole all my contacts. I would have never known eccept that I have 2 Yahoo accounts and sent myself appartently the bogus link. I took precautions so this wouldn't happen again but the damage had already been done. Herbster
PS current accounts are safe.

The downpayment is good but the interest is to low. I suggest 8% for a great credit buyer and higher for one with poorer credit. I think 7-10yr balloon would better suit a note buyer if you go that route. IMO, Herbster

Ker, John is right on this, I just checked it out for my lease option sellers. My mortgage broker said 1 year, chase said 2 years but my small local credit union requires no seasoning. Check around. Herbster

Dan, Michigan property values aren't much different than the rest of the country. The problem I have is finding a buyer with a good solid job. Herbster
