Actually I've become friends with many other investors across the country that are there and willing to assist me in my real estate endeavers. They are just a phone call away. Its nice to approach a seller and say just that.

This is typically what HUD does with investor purchases. The question I have is how to they know? Your agent should have known this up front. Are you aware that HUD will extend your purchasing deadline 15 days at $25/day? Herbster
PS I bet your agent fills out an investor purchase agreement.

Eddie has probably brokered more notes than anyone still alive. Eddie is worth it but I refuse to pay that kind of money for any course.

Thanks for all the responces, they are what I ment but maybe I wasn't that clear but you hit it on the head. Normally I wouldn't try this but in my market the HUD's are gone before I even get a chance. Not to mention that I have a list of buyers wanting homes I currently don't have. I have to do something. Am I correct that this is really one closing? Thanks, Herbster

If I purchase in a LLC doesn't that make it possible to go around the deed restriction? I plan on a cash buyer who would buy the LLC from me.

Any words of caution when flipping a fannie Mae property? I figure I'll use an LLC and double close. Thanks

I've been told that if they are not on the hudhomestore that they could be pending, but no pending sales can be put on the sign. Same for citysidecorp homes which just direct you to the store.
