Lex, I haven't done it but I think they might do 1-4units if you live there to. To see if I'm right or wrong visit their website or ask a knowledgable Mortgage Broker. Oops USDA.com.

BTW I went to one of these on a very nice home. It went for about 80% FMV.
But it was over and done in one week.

Ted has a pretty good answer, but if it was me I'd open up to a larger pool of buyers by offering it lease option or land contract. Wait a little longer though you may yet find a conventional buyer. Herbster
