Post: Is wholesaling illegal?

I am just starting to get into wholesaling and I keep seeing these people saying wholesaling is illegal.  I want to virtually wholesale and I'm not sure what market I am going to start in, but I just want to know in general if it is truly illegal.  Should I try something else or is wholesaling the way to go!?

Thank you!

Quote from @Caleb Cha:

Hey @Healther Thuli

I'm gearing up to get into real estate myself as an investor and looking to buy a duplex as my first ever property in the next few months, but decided to go into wholesaling since you can make money with pretty much very little to no cost upfront. If you have an Instagram account look up "Mark Whitten"; his IG handle is "markflipshouses".

He has wholesaling courses he offers online and there are two memberships:

Basic $20 monthly - it's a full course, but you get each section on a weekly basis.

$20 monthly - full course as well, but if you pay $170 you'll get the all sections to learn from at anytime you choose.

The amount of information and knowledge he gives, technically he should charge more than $20/month, but he's smart so that he knows if someone is really motivated and excited to take the next step they won't to wait a full week for the next section to be released, they'll end up spending the $170.

There's another guy named "Chris Bruce"; his Instagram handle is "detriotmogul" and he offers his wholesaling course for $497.

Both guys come from humble beginnings and worked their way up the ladder; I've seen multiple interviews they've done. Of course, they are going to make a profit off of their knowledge and success but not $5k-$6k worth.

I personally took the basic $20 route with Mark since I didn't want to fork over $500 in one shot. So far I finished the first section on Tuesday and waiting for the link for the next section. The first section is pretty basic as he's intorducting what wholesaling is assignment fee, identifying and finding a motivated seller, drive for dollars, etc; the next sections it'll be more on contracts, starting a LLC, etc.

Hopefully this helps and keep you from spending $5-6k!

Thank you, I will check them out!

Quote from @Daniel J Cano:

no need to pay someone $5,000 to hold your hand through the wholesaling process. You can find plenty of free educational videos on YouTube or instagram. TBH, if you do it this way, you can actually get paid to learn the wholesaling process.

Wholesaling seems daunting if you do not understand the sales process, and the language of real estate. That's what the courses will teach you. They will not hand you deals, they will give you the information you need to be able to close a deal.

But here's a nugget for ya. Find a real estate flipper/investor local to the market you want to attack (you can find one on BiggerPockets). Connect to find out what a good deal is for them. Once you know what a good deal means to that investor, go out there and find it. Bring that deal to your investor. Have em' walk you through that deal, and get paid at the end. Most investors want to help, but let's face it, their time is best served getting deals. Bring something valuable to the table, and I'm sure they'll gladly let you sit at their table.

This is exactly what I did to get started in wholesaling, and that's how I was paid to learn how to wholesale. I've transitioned from wholesaling to project management/Admin work for the investor I connected with here on bigger pockets.

Good Luck

Dan C.

Thank you for responding! I hear everyone say to get your information from youtube videos and other social media, but I find that difficult.  I guess what I like about courses is that everything is in order and I don't have to find different videos to put together.  I also don't know much about wholesaling, so I am unsure of what certain things I should be watching and if I have everything I need to know covered.  Do you think the courses cover all the information needed to wholesale or are there parts left out that you need to figure out still?  Again, thank you for your help.

I am new to wholesaling and I am trying to find a course to take.  Has anyone ever taken Lauren Hardy's "Virtual Investing Mastery" course?  Or any of her courses?  If so, how was it?  Any feedback will be appreciated! Thank you!

I am new to wholesaling and I need to find a course to take, but there are so many.  I have thought about Astroflipping and a course from Lauren Hardy, but they are both so expensive.  They are $5,000-$6,000.  I would be willing to pay if I know for sure they will work, but there is no way to be certain obviously.  I want to do virtual wholesaling.  Does anyone know of any good courses/mentors?  Or if paying $5,000 is worth it?  Any responses will be appreciated, even thoughts on virtual wholesaling I would love!  Thank you!
