I have been driving for dollars and found some distressed properties.  If they aren't on the DNC list can I individually text them and ask if they are interested in selling their house?  What are the do's and dont's associated with texting them?

 The DNC list is primarily used to Sell things. A phone number from 2003 has probably changed owners a few times unless it's a land line and the property hasn't changed hands since 2003. I wouldn't worry about it.

As a Wholesaler you are probably looking to buy. Oddly enough, most people will not pick up their phone anyway and when you leave a voice mail they won't return your call. That realistically means that of the 38% who do pick up the phone, most will have a conversation with you and a few will call you something out of a colorful word selection. Don't let it bother you. You aren't selling anything. Just don't call them twice. Call, Call, Call. It's a numbers game.

You need to actually have 200 conversations to get 1 deal. Note: 525 phone dials (to motivated sellers, that is: probate, foreclosures, liens, etc) should get you 200 conversations and that should land you a deal. If it doesn't, you have to keep learning until you do. Presentation is very inportant over the phone. Be friendly.

It could be that the new owner of the property wasn't properly recorded. Where did you get the ownership info from?


 I am using prop stream and under the owner's name info it said the wholesale company.  I also looked up the company and there wasn't much info on it.

When I was driving for dollars I added a house to my list and when I was looking at the information I saw that a wholesale company owned it.  They have had it for almost 16 years.  What does this mean exactly because apparently it wasn't in the best shape or I wouldn't have added it to my list?
