UPDATE:  After a long week of waiting I finally got news that only the front bedroom took on water and they have a bid for $4500.00 to restore it.   Wow!  Dodged a bullet and I am so happy for that.  I will be obtaining flood insurance forthwith.

I received an email on Monday from the property management company that I use in Spring TX.  States that tenants evacuated as water was coming in the front door.  They have as of yet been unable to get to the property to assess the damage.  The house has been there since 1976 and had no flood history, so I did not opt to buy flood insurance.

I feel horrible for the tenants, and I have no clue what I am going to do with this house that I just renovated a year ago.  There is no way I will every make a penny on this property and it just might bankrupt me.  I am literally feeling ill stressing over this.  To top it off, I now live in Kentucky so i can't just hop in the car and make my way over there to do something... anything. I would go down there, but there are already enough people without a place to stay.  I feel helpless.

none. The housing market in Lawton Ok is saturated with rentals, albeit, mostly crappy rentals, so I would not buy where I could not comfortably convert it to a rental.  If Ft Sill were to ever close this town would blow accross the prairie.  i don't plan on being here but a year or two tops and then transfering out.

And the biggest thing that chaps my *** is that I told him several times that I was waiting on a final offer and he knew this and had me fill out an applicantion wherein I listed my assets and that I had no 9-5 in the criteria box income and then he had me waste money on his background check only to say that I have to have 9-5 income... Oh and he dragged this out over 2 1/2 days.

Now that I have gotten several answers from people who can think outside the box of "my criteria is", the tenant is me.  The landlord just happens to be a BP member.  i shouldn't be surprised that the landlord can't think outside the box when after I search his posts, one who goes on about how the Biggerpockets/Transunion back ground tool does not show peoples traffic tickets and how he has to find them by other searches.    Traffic tickets!?  Really?   I just wanted to make sure that I was not crazy in thinking that the landlord was sticking to the "critera" over looking money at his feet.

I sold my primary to my neighbor who wanted the property more than I did and paid me a premium for it,   It just so happens that 2 days after signing the contract to sell, I was given a conditional job offer with the federal government to return to federal service.  I accepted the job offer and I am waiting on the final offer.  Because I didn't want to move twice, I simply moved to the new job location to wait fro the final offer. Prior to moving I was witht the same employer for 4 years and made above average money.

demand is moderate at best, lots of inventory.

Is not currently employed, but has $130,000+ cash on hand, has excellent credit, no evictions, no judgements, owns two rental properties and just sold their primary residence and moved to a new area for a pending job?  Rent is $1050 a month.  Tenant is absolutely qualified in every way, but does not meet 3X monthly rent criteria, but does have ample cash reserves.

What say you

i am looking for the unicorn....  That is to say I am looking for a property management company that serves Spring, TX and does more than just collect the rent and send me bills for over priced repairs.   It would be nice if they would lay eyes on the property quarterly give or take a year or two.

He is paying cash for the property.  We are washing our hands of each other at the closing table.
