Would You Rent to Tenant who...

Is not currently employed, but has $130,000+ cash on hand, has excellent credit, no evictions, no judgements, owns two rental properties and just sold their primary residence and moved to a new area for a pending job?  Rent is $1050 a month.  Tenant is absolutely qualified in every way, but does not meet 3X monthly rent criteria, but does have ample cash reserves.

What say you

I'm confused...

You say they are not currently employed, but just moved to the area for a "pending" new job?

Ask for the offer letter, and if it's real- rent, rent, rent!
