Jon,

The certification saying it is buildable was from 2008. Is that recent enough? There are houses built on the lots on either side of my land which is about 4.5 acres. Right now it's an old mining claim northwest of Boulder, but I was told by the city it would be easy to turn it into a residential lot. However, the taxes on a mining claim are nothing compared to residential, so I would rather not change it until we sold it. It does not have water and sewer. The other houses around it all had to dig deep wells.

I have some land on the side of a hill just outside or Boulder Colorado that was left to me. I don't live in Colorado and don't plan on moving there ever, so I would like to sell the land. The county there certified it as a buildable lot. Any ideas on selling it would be much appreciated. I had a comparative market analysis done and they came up with a price of $95K.
I was also wondering what brokerage commissions are typically in Colorado for undeveloped land? My realtor also suggested I get a survey done which costs $3.5-5K, which I don't want to do if I can avoid it. Thanks for any help.

Thanks once again to all of you who gave such great advice. I ended up withdrawing my offer because I already have 5 properties and work a full-time job. This one sounded like too much of a headache and required too much maintenance to be worth my time.

I am looking to purchase a 4 plex for about $210000 that makes about $3800/month in rent with little fix up. The trouble is the neighbors say the place has some drug dealers in it and I'm pretty sure I will have to kick some tenants out. The leases vary from month to month to 3 months into a full year. Any tips on how I can get these tenants out? I've walked through the place and there is no evidence of any drugs that I could see or smell. Thanks.

Thanks for all the advice. The cash offer doesn't bother me too much. It's much more that I have always had my mortgage broker at the closing with me and helping to prepare everything. It's just basically a new process to me and I was wondering if there are any pitfalls to watch out for.

Hi,

I have a duplex in a good area (I have several other rental properties there) that is $78K, needs about $20K in fix up, and currently has renters paying a total of $1900/month. The bank wants all cash and quick closing. Does anyone have some good advice on what to watch out for in the closing? I know I have to get title insurance, but can a regular closing agent handle all the other issues that might come up? I have never done an all cash deal like this. I am looking to flip if I can. Thanks.

Good to know Sam. Thanks. It seems like most of the multifamily properties on the MLS are complete cr*p or are WAY too much. Craigslist will be my next stop.

I just sold a duplex in Minneapolis, made some decent money on it, and now would like to use the proceeds to find another multifamily property in the area. Is this the best place on BP to network for a deal like this? I would like cash flow, and don't mind rehabbing (just not condemned). Also I would like a decent area - not North Minneapolis. Thanks.

I have a tenant I kicked out of a SFH rental and would really like to take her to court for the money and damages she owes me. Unfortunately, she has moved around and I can't find her address. I know where she works, but the owner has prohibited me from coming to the place of business. Any ideas on how I can track down her address?
